Steps to Buying a home

Step 1 – Choose Me as Your Agent
Buying a home is one of the biggest investments you will ever make. Whether you’re buying your first home, relocating or just moving down the street – you want a trusted professional by your side. Working with me will make this process easier, as I help guide you through the home search, purchase agreements, inspections, closing matters and more! Having an agent who has your best interest at heart can ease some of your stress and help make the process go as smoothly as possible.
Step 2 – Get Pre-Approved (not just pre-qualified)
It is important to know the difference between pre-qualified and pre-approved. A pre-qualification is an ESTIMATE that is preformed by getting information from the applicant and usually just the first step. Pre-approval requires a mortgage application and submission of documents and will give you a SPECIFIC number you can borrow. I can connect you with a few highly recommended lenders that can get you pre-approved. Even if you think you are not qualified to buy a home, a lender can help you get there.
Step 3 – Preview Homes
You will be setup to receive automated search emails that will notify you within 30 minutes of hitting the market. You will be able to save your favorites and work directly with me to narrow down properties to view. We will view multiple properties together to make sue you find the one that is right for you.
Step 4 – Negotiate
This is where I can help the most! I will do the research on the property you decide on to find out as much information as possible. Things like what it is worth by conducting a Comparative Market Analysis (CMA), how the listing agent works, how many offers the seller currently has, the seller's situation and as much information as possible. My goal is to get you the house you want for the best price possible. The current market will always drive the price.
Step 5 - Inspection and Appraisal (Really Contract to Close)
Once we get you under contract, there are some things that need to be done. Most of this is done by people behind the scenes but there are some things you will need to do as well. This like home inspection, radon tests, earnest money deposit, locking in interest rate, appraisal, title search, survey, financing contingency, walk-thru, home warranty, etc. Don't worry, I will walk you through all of this and you can always reach out with any questions.
Step 6 – Closing
This is the final step of your home buying journey. Closing is the official transfer of ownership from the seller to the buyer. At closing, you will sign your mortgage paperwork to solidify your purchase. From there, you officially become a homeowner and will be handed the keys to your new home so you can begin making memories!
